Online estimates and “what your neighbor sold for” often push sellers in the wrong direction — especially in the Czech market, where small differences in layout, condition, ownership structure, or even floor orientation can significantly affect the final price.
Overpricing is one of the most common and costly mistakes. Properties that remain on the market too long quickly lose buyer trust. After a few weeks, serious buyers start assuming something is wrong — and later price reductions rarely restore the original interest or momentum.
At the same time, pricing without a clear strategy often attracts the wrong audience. This leads to dozens of viewings, unqualified buyers, repeated explanations, and a lot of wasted time — without getting you closer to the best achievable price for your specific property.
Buyer perception plays a major role here, especially with buyers unfamiliar with the location. Concerns like “the school feels far,” “the commute might be complicated,” or “there’s nothing nearby” are often assumptions — not facts. If these perceptions aren’t addressed properly through pricing and marketing, the right buyers may never even contact you.
Owners also naturally see their home differently than buyers do. Living in a property makes it easy to overlook what buyers typically focus on — and what they quietly discount. Correct pricing means understanding those patterns before the property goes live, not reacting to them later.
